Performed by certified home inspectors, home inspections assess the current condition of a home, usually with a visual inspection. The home inspector then writes a report detailing her professional evaluation/opinion of the current state of the home. The home inspector is understood to be an unbiased third party who is reporting facts about the home. Therefore, it is important to choose a credible and reliable home inspector. You’ll want to find an inspector who is experienced with residential real estate specifically.
Who hires a home inspector?
Most times buyers hire a home inspector after they make an offer on a home. The home inspector will help buyers determine if there is any need for repairs. If so, there can be some negotiations with the seller before closing in terms of final repairs. Of course, people other than buyers can hire a home inspector. Sometime it is a good idea for a seller to procure a home inspection before putting the home on the market. The inspection can let a seller know what needs fixing before attempting to sell the home. Specialty inspections (like plumbing or HVAC, for example) are also an option on top of an overall inspection.

Typically home inspections last 2 1/2 to 4 hours, depending on the size of the house and the inspector.
What is the cost of a home inspection?
Yes, home inspections do cost you some money (usually $350 to $450 in Bloomington).
